Where Is Stamp Duty Lowest in Australia?

For standard (non-FHB) buyers:

  1. ACT — lowest duty at all price points below ~$750,000 (result of 14 years of rate reductions)
  2. NSW — competitive at mid-range; above $1m, ACT and QLD may be lower
  3. QLD — home concession rate is among the most accessible for owner-occupiers
  4. WA — competitive at lower price points

For first home buyers:

  1. ACT (HBCS eligible) — zero duty, no price cap = best possible outcome
  2. NSW — zero duty up to $800,000 = saves up to $31,490
  3. VIC — zero duty up to $600,000 = saves up to $31,070
  4. NT — zero duty up to $500,000 = saves up to $30,000

Worst for stamp duty:
